We call our process The Windward Way

There is no “one size fits all” approach at Windward Construction. We provide three primary paths to creating your new home. The preparation, planning, organization and communication that go into your home long before there is a contract signing are key to a successful building experience.

Choose an Existing Plan

Our award-winning floor plans are the result of many years of combined building and design experience. They have been carefully crafted to represent the best elements of Florida living. We like to blur the lines between indoor and outdoor living spaces that naturally flow from room to room, from inside to out. The balmy island breezes and tropical weather brought us here to enjoy the relaxed Florida lifestyle. Your home should live around you.

INTRODUCTION: We encourage you to share your ideas with us. We’ll ask questions to help us understand how you want to live and which spaces are most important to you. We’ll spend time sharing ideas from our inspiration photographs and idea books. Bring any pictures, ideas or thoughts that you have. We will open shared HOUZZ and Pinterest accounts where we can gather and store your inspiration and refer to them as your home is imagined to life. We will visit your home site to appreciate its unique features and discuss your new home’s ideal footprint. If you are lot-shopping, we can help you make an informed choice.

SELECTIONS: Windward’s list of standard features is extensive and complete. We have purposely chosen features based on our experience with weather, humidity and salt air. There are no shortcuts, gimmicks or compromises on brand or quality. Think long term when it comes to exterior features. Our climate can be hard on a home. Allow us to discuss the multitude of options for everything from insulation to flooring and roofing.

We will take you shopping with our in-house team to all of our trusted vendors. We’ll also coordinate your cabinetry, flooring, trim, pool, landscaping, roofing and many more custom features.  You will actually see your home come to life in detailed drawings and samples. We encourage you to bring your interior designer as we walk through all the details. Expect us to be creative AND keep you on budget! Your selections become a detailed specifications sheet that is uniquely yours. While we are shopping, our field team will investigate your lot to ensure that we have accounted for any lot conditions that may affect your home’s construction.

Next, we will introduce you to our job management and client portal software called Buildertrend. This portal will give you 24/7 access to all the information pertaining to your home, including selections and timelines, pictures, videos and updates on construction.

CONTRACT REVIEW: All your selections, drawings and details will be reviewed and any additions or deletions from standard pricing will be used to calculate your final contract pricing. We will review and sign your contract. At contract signing, a small deposit is required to begin the permitting process. We’ll communicate constantly to ensure we’re ready to go when your permit is ready!

GROUNDBREAKING: This is the day we have all been waiting for. We’ll introduce you to your project manager who has been fully briefed on your home and all of your selections and ideas. If you can’t be onsite, we can FaceTime or Skype. It’s an exciting day for us, too!

CONSTRUCTION: You will be kept informed through notes, videos and pictures from the job site. You will be able to follow progress and timelines in Buildertrend and stay in contact with your project manager and the entire construction team. We will schedule regular onsite meetings or video conferences to keep you updated as we progress, answer any questions and discuss the timeline.

COMPLETION: As completion nears, you’ll meet your Windward turnover team. They will schedule a walk-through, detail and complete any open punch-list items, present your homeowner’s manual, review new home warranties and 24-hour service contacts, schedule “pool school” and finally turn over the keys to your beautiful new Windward home.

Modify One of Our Award-Winning Plans

Whether it’s for your own personal situation or reasons dictated by a unique lot, YOU MAY begin with one of our award-winning floor plans and customize it to make it yours. Whether it’s to expand or reduce square footage, create additional outdoor spaces or bedrooms or even a second story, let’s imagine it together!

INTRODUCTION: In our first meeting, our designer may join us. We’ll discuss design possibilities and come away with the best ideas and use these to create a preliminary floor plan. This normally takes about a week to create. If you are here, we will meet to walk through the conceptual plan. If you are away, we will email the design and happily send you a 1/4” scaled version as well so you can see how the modifications will live. We’ll also discuss estimates of how these changes may affect your home’s cost and ensure we are staying within our budget.

MODIFIED PLAN: Once we have finalized your preliminary plan, we will turn it into a full set of plans. Our designer will require a deposit so that you can begin the selections process while your plans are being completed.

SELECTIONS: As you make your selections, the drawings for cabinets, pool, and all the details of any electrical or other changes are captured on your final blueprint. This blueprint will then be sent to our trusted vendors to update their pricing for these changes.

CONTRACT REVIEW: When these pricing updates have been completed, we will sit down and review your specifications sheet and sign your contract. From here, we’re off to permitting and counting down the days to groundbreaking, construction and completion!

Create the Custom Home of Your Dreams

It starts with a dream: a picture, a memory, a collection of ideas you have assembled over time. Collaborating with our team of imagination specialists and designers is a wonderful path to travel!

INTRODUCTION: We start with a roundtable discussion and a review of your thoughts and your property. We discuss the features and ideas that are important to you and your family. We listen and ask questions that help us understand how you live and make certain we capture that vision in our design. Our designer will request a small deposit to begin work on the preliminary plans that will be credited toward the overall plan cost.

CUSTOM PLAN: When we leave this meeting, we huddle with our team and begin to create preliminary floor and site plans that help you see your custom home and property taking shape. When this is ready (about ten business days), we will reconvene in person or via video conference and walk through the details of the design. We will discuss possible changes and get  your input, then take those notes and refine the preliminary layout until it is perfect. When this is done, we will be ready to move to a full set of plans.

SELECTIONS: Our design team schedule vendor meetings with you that will generate individual components of your home to be incorporated into your final blueprint. You will meet with our cabinet designers and watch your kitchen and baths and laundry room come to life. You will work our designers and pool vendors to create a 3D vision of your pool and outdoor living space. You will see your plans change and evolve as we incorporate the actual designs that will be in your home. Elevations complete with colored renderings capture every detail for you to see. You will visit with our flooring vendors, roofing vendors, trim and door specialists, audio/visual specialists and many more skilled professionals to work the through every detail of your new home. Don’t worry we’ll be with you every step of the way ensuring all the ideas and details are tied together!

CONTRACT REVIEW: All the details, bids and drawings will become part of an extremely detailed specifications sheet that will let you rest assured that we have captured every detail of your new home. We collaborate and communicate with you at every stop so that sitting down and signing the contract will be an easy and exciting experience! From here we’ll be off to permitting and the countdown to groundbreaking, construction and completion!
